I've also used this site, though is a little skewed and "general" in nature and doesn't always take indivdual issues into account, such as I'm retired military so how would that pension be taxed etc.
http://www.kiplinger.com/tool/retirement/T055-S001-state-by-state-guide-to-taxes-on-retirees/ For example, in KY, even though there is state income tax, they don't tax military retirement under 40 something thousand dollars and they also don't tax social security, both of which will be my sole income sources in the not too distant future.
So since KY sales tax is a flat 6% and land is cheaper, it may work out better for me than TX. I found one property that was within my price window that was like 60 acres surrounded by the Danial Boone national forest... Now THAT would have been sweet. I'd also like to hunt on my own property so I've been looking at the various state regs there as well. I can take 4 (white tail) deer per year in both TX and KY. I can't see that I'd need more meat than that... It's just me. So I'm also trying to concentrate my searches in the best hunting counties.
Up state NY is beautiful... but like you said... you are "owned" by the idiots in the big city down south and as such have to live with whatever stupidity they force on you. I'm really surprised the rest of the state hasn'ty divorced from them and named them something like the district of idiocy... sister to the OTHER district even further south, that is home to the nations collective stupidity commonly referred to as the federal govt.
I HAVE looked at GA as a potential, but retirement income is still taxed until after 62. There is also a 4% state sales tax plus up to an additional 4% local sales tax. Also, for the type and size land I've been looking for/at, it's more expensive there. And just as an aside, it's also the home state where the walking dead is filmed... You never know, that stuff may be contagious Although I have tried be get geared up for the coming zombie apocalypse...
Bottom line, there's a LOT to consider, and the final decision won't really be made till this place is sold and what's available on the market then.
