IMO, $75 is a little much, especially with a missing shutter. I just bought the same exact playhouse for $40 in perfect condition...but I held out for a while to get that price.
I would be more worried about rain than anything. I lived in the bay area for a while and I remember that it would rain for several days in a row often...so just make sure that the hens have enough space to move around that is protected from rain and flooding.
