Help with enclosed/secured run location

So I just finished building my first coop, 4x8x8. And after a Hawk came at my rooster I finished my 8x10x7 run. One thing I can say after all the money spent and months it took to build is that I couldn't have picked a worse spot to put my chicken coop and run. We live on a 120 acre farm in Shelby, NC. The farm has been in my wife's family for over 100 years and they never sold it so the city just kind of grew up around it. The property is absolutely beautiful! The problem is that the road systems surrounding it are all maybe at least 50-100 ft elevation change that creates a water runoff problem during storms. I just recently spent maybe about $500 on stone and dirt to fix the grading issue around my coop ( as I type this I actually need to be outside working on it lol) and with a shovel, I can say a few things I would have done differently. 1.) if you are unsure, bite the bullet and hire a civil engineer to survey your property. They will ask what its for and come up with plans specific for your need. There is no water run off problem that cant be fixed these days. 2.) hire grading contractors. This is a lot of money spent I understand, but unless you are fairly young and want to do this all yourself, your back will thank you. More importantly, a few inches of dirt can be the deciding factor of flooding or draining. If water runoff is not your issue, then I suggest to make sure you put your coop in a spot you don't plan to move it from. I know this sounds very profound, but you will almost certainly run into problems no matter where you put it. Long story short, If I knew what I knew now, I would have bought a nice shed, and put the coop and run on elevated ground. It sounds like predators will be more of an issue for you than location. I would suggest biting the bullet on that one as well and making sure your fencing is able to stand up to them. I hunt bears in NC and I can tell you I have yet to find a structure a bear hasn't been able to get into. General Patton explains this quite well (former Marine here so bear with me ;) , "Fixed fortifications are monuments to mans stupidity -General Patton". Basically, there has never been a structure in the history of man that has not been overcome. I will stop my rant now lol, but my opinion, spend the extra money, and either hire a contractor or if you are pretty handy, spend the extra $ on making sure the fence is electric and a decent gauge wire. Reinforce the wood with re bar about 3-4 times the length in the ground, and keep food out of the coop and run when they are sleeping. Once the predators find the chickens, they will be relentless. I also would recommend motion sensor solar lights for nighttime. They have worked great for me.
