Beatiful setting and house. Just needs the gryeyes loving touch. Great find.

I sought to hear the voice of God,
                                                                        And climbed the topmost steeple.
                  But God declared:

The house is adorable and the setting is beautiful!
Congrats to you and soon, you'll be able to get more ducks!

Pretty!  Good luck!

Having an Icelandic in the coop is like having a 2 year old in the house - they are into everything and don't follow the rules.

Thanks, all!

And HHandbasket is right, the French doors do open into the mud/utility room.  Doh!  I was getting those photos up kinda rummy (and very excited) last night.

The property is on its own well, too, so that's another inspection and water test.  Higher electricity cost, I guess, to run the pump, but no water district to pay.

Because I got the place (or I hope I did!) for a song, I have more money left for improvements than I had expected.  Fencing is first!  Okay, maybe after a stove, washer and dryer.  tongue

Buncha Outdoor PET chickens, ducks, two Toulouse ganders, and four turkeys. Plus 2 wiener dogs, some bunnies and a rescue cat which owns me. Oh. And a house silkie....
