Your probably right, I over think to much, but I only want to do it onceI think you're overthinking the brooder. I'd start with a wire frame that's fenced off from the other chickens so they can't poop or roost on top of them, then gradually allow them more access to the rest of the birds as they grow, then pick the brooder up and put it in the shed/garage til next time.

This is a sanitary runway design for chicks, I think it cut it in half and roof half of it for your brooder.
