Thoughts on possible coop and run

Hello all,
I have raised chickens in the past at my childhood home but this is my first foray back into it after many years. I am looking at purchasing this used coop locally (it was built and used for three months until zoning issues caused the person to have to get rid of her chickens). What are your thoughts on this coop, is it a worthwhile buy? Any issues you see needing addressed right away? It is 5 feet long and 5 feet wide and 6 feet tall at the highest point. Has two windows on three sides and a set of double glass doors. Also has a 8 foot by 5 foot run which ideally I would like to make larger after we get it set up. I also need to add a nesting box. It is shingle roofed with pressure treated wood. Thank you for your help!

That coop is adorable!! Nest boxes can be as simple as a small covered litter box set inside (my girls will use nest boxes on the floor quite well).

The only con I see (or don't see) is...is there ventilation under the eves??? If you're in a year-round mild area (don't get winters), then the windows would work just fine for ventilation. But if you're in an area that gets cold weather in winter, then due to the size/layout, leaving the windows open would allow cold drafts on roosting birds. If there is no ventilation under the eves, you could simple drill 1" holes along the wall (as high up under the eves as possible. But based on the trees I'm seeing in the pic - I'm thinking you must be down south with very mild winters??

I would definitely revamp the run - short runs are very impractical, as they're difficult to clean/manage. I would never want a run that I couldn't easily access.
