    To #3 I got the Latex that has primer in it. I have not heard anything about mite resitant paint. Just get a steel brush with a blade on the end to clean off the roost. Scape gently and brush off and spray on orange soap, take paper towel an wipe off, no need to rinse off roost it Smells good...
