Been looking at property

NIIICE pond AND a greenhouse? a coop AND a barn?? heck, I'd be in heaven.

Well I am in a fairly wet climate 45 inches of rain average year. Rolling landscape, You build on a "seasonal" stream and install enough drainage to handle the occasional 10" herricane to prevent it from washing out your dam/banks. Or you build a "pot"pond & pump from nearby stream.
 
I also live in a wet climate. Not as wet as yours, but we freaked out when we went 29 days this june without rain. Thank you for your reply, I will start looking at property in a new way.

Pick a low lying area for starters... if you have drainage from other propeties that cross yours, that's a good place for a pond. The runoff will keep it filled. Running downspout drains from barns and house roofs to the pond is another method.
 
I'd be a bit leary of buying a property and putting work into farming it with nobody to keep an eye on it, when you know there are already squatters using it.

It is a nice looking pond, though!
