Electric Door, Not Battery Operated, Recommendations Needed

I am looking for an electric coop door, not battery-operated. I was leaning towards the Omlet, but I use sand in both coop and run, and it has tracks. It looks like I need a guillotine style. In addition to being electric, I would like it to have wi-fi so I can monitor or program from my phone if needed. I was looking at the Ador, which many of you like, but it does not have wifi.

I will have electricity right above where a door is going, because I will have an exhaust fan on that peak. It doesn't make sense to go through batteries with electricity right there.

They're pricy but good.
