enough coop and run space?

I think we have enough space in and out of the coop for our young flock but i want to make sure. The flock consists of 16 white leghorns, 11 buff brahma's, and 2 khaki Campbell ducks. We have an 8'X12' raised shed/coop with 12 nesting boxes built onto the side of the coop so it doesnt take up internal space. Then (laugh if you'd like) we have dog kennel fencing of 10'X20' for the run. So if my math is correct under the coop is 8'X12' so that's 96sq. feet and then the actual run is 200 sq. feet for a total of 296 of run space. Does this sound good for 27 chickens and 2 ducks?
 
Does the 200 square. Feet include under the coop. There should be plenty of room inside. You need to utilize inside corners for roosts and realize they will hang out a lot under neath in the heat.
 
No it doesn't include the extra 96 square feet under the coop. Its a total of 296 square feet of run space. There are boards on one side of the coop for roosting on the inside of the coop.

Looks really nice. I'm new to raising chickens this spring. We had them when I was little. And I had a hankering to get back in it.good luck in your poultry process.
