Guineas coop/ barn & run size ?

Guineas will be kept up at night and free range after the first 6 to 8 weeks keep up time.
I would like to get Guineas at about 3 to 4 months of age. I'll keep them up as I said 6 to 8 weeks then start turning a few out till all are free ranging and returning to barn at dusk.
I would like 10 to 12 Guineas total. Question is size of barn/ coop and run for them. Would the following be the right size for the keep up time and if weather is nasty etc.
8x8 or 8x10 barn/ coop with a 10x10 dog pen covered for a run .
And if I got them this month, the free range time would come in Oct will this be good yes or no?
 
Bigger is better but either size will work. You want to plan for expansion as you have keets hatch. I've found that having an 8X8 wired off area has been a life saver. I can keep an injured or sick bird with the flock but still keep it under my control. Of course yours can be smaller but think in terms of new birds, introducing keets or sick or injured birds.

Guineas want to roost high, the higher the better. They can get away with less actual floor space than chickens because of their penchant for wanting height.

Plan for hiding spaces for low birds. If you're going to train your girls to lay in the coop plan on making very private spots for them on the floor of the coop. Although one of my girls actually laid and incubated her eggs behind the feed bin this Summer.
