Ideas for a 40 Bird Coop & Run with one area for bantam or breeding pens

Currently have 24 chicks at 4 weeks old, 4 silkie/show girl 4 month olds & a bantam cochin pair.. with the usual chicken math, I want to have an extra 10 bird sizing on the coop & run. Anyone already have some well ventilated plans for East Texas where the summers are high humidity & average Temps 98+ in the summer? Winters are wet & usually mild & rarely get below 25F. Ideas?

I should add.. no restrictions as it's on my farm property 10 acres worth
