Do I really need the run?

Yes, you do.

There will come a time when you can't or won't want to range them and they'll need that safe space.

Roofed and giving some windbreak walls it will be a good place for them to get out of severe weather other than being confined to their coop.

You will be glad to have a run sometimes. When it snows here my chickens only use the covered areas in their run. When they stay inside the coop a lot it means more clean up time. Plus you have less problems with picking at each other the more space they have when they can't get out because of weather. It also gives me more shade/rain protection when I do my chicken chores.
Keep your options open!

In the last 3 1/2 months, my babies have really grown. It's definitely time for a bigger Garage Coop!
They're free range and only in at night, but Roost space is at a premium.

They grow so fast, don’t they?! ours were way too big for the basement and the guineas ate a SCREEN DOOR and flew all over the place. So now they are outside with the big girls enjoy your time with the cute little fluffs!

I want an actual slanted roof over it that'll dump outside the run.

Make sure it's supported with strong enough framing to support your snow load.

And no more flea bottom!

Flea Bottom is an undesirable area with ramshackle buildings.
I want the rebuild to look nicer.
