Need help with possible coop

I found a coop in my price range, but I'm not sure if it will work. It's never been used, but the seller built it last year and it never sold for the original asking price, so it's a good deal right now. However, I have 5 chicks. The coop is 5 feet high, but is a foot off the ground so the house itself is 4 feet high. 4 feet wide and 2 feet deep. It's 2 seperate levels connected with a ramp inside. The whole front is hinged and it has a feeder and waterer inside. I just don't know if its big enough. My chickens won't be exactly free range, but I'm fencing off a large portion of my yard to let them roam during the day. About a 1/3 of my 8000sf backyard.

Chickens need 3-4 Sq Feet per bird and 10+ sq feet for the run.

Just remember the run needs to have the sides and top covered as well.

I could alter it some since it's about $50 under my limit. Maybe add a double nesting box to each level, remove the door and extend that part out maybe another foot-18 inches. I'm just worried about making my own from scratch.
