New chickens on the way. How about this coop/run?

Hello all!

It has been a long time since I posted last but the wife finally told me to get some chickens. I have 4 female chicks on order from my pet chicken dot com on the way which should deliver the week of April 7th. I have two of their Easter egger breeds and two from their "random rare breed" so I will have some fun surprises hopefully. These are the normal sizes and not bantam.

My wife saw this coop/run combo at SAMs club and wants it bad. Do you think it is good for our soon to be flock once I have raised them up 4-5 weeks after getting them.

It seems super tiny. The actual coop is what, 31x31x31? Thats about enough for 2 chicks.

In ground cover it comes to about 45 square feet which gives me a little over 10 ft per chicken. I am not sure what the dimensions of the actual coop is on the second level.

It would be easy for me to extend the run with scrap wood I have and buying a little extra screen mesh. So if the run space is a concern I can easily take care of that. But the coop would be harder to modify.

Anyone using this model out there? If so what do you think?
 
Any other opinions? What if I closed in the section directly beneath the coop and added a door to match the top with matching exterior nesting box. Would that be ok? If I did that does the run need to be extended further?
