New Coop Advice

Hi All, My hubby is on the crazy chicken bandwagon with me now and we are getting a new coop. I had to leave for the day at 5am and he was supposed to let the chickens out. Well he did the main coop but forgot the small coop (the 2-month-olds) and when I finally got home and 6 pm and checked, 2 had died from the heat. 2 days later he came home with 4 new pullets including 2 Brahmas (huge). (I didn't have room for these) But it was such a nice gesture and I knew he felt horrible.
It is going to be a premade and deliver shed because he doesn't want to deal with a build. It will be 12 x 24. We will be splitting it in half with 4 feet down the middle for storage. So each side will be 10x12. Half chickens and half guineas. I have 25 chickens and 40 guineas.
My questions are 1. How many doors should I have? Single or double door? I was thinking one on each side and one in the middle of the front. The front will be the long side, not the end. The front is facing North. The run will be out the back side (facing South).
2. How many windows? I have 2 on the South side and then both doors on the East and West sides have doors with 9 little windows. None on the North side. I am in Northwestern Wisconsin, so cold long winters. Does it matter how it is placed?
3. Insulate? I am thinking yes...

Any other advice to consider on this type of design? It will have an 8x8 vent on each side plus a ridge vent. Is that enough? I have read through almost all of the pages of Coop tips and others. I am still so undecided. This is my one chance to get everything I want so I don't want to make a mistake and wish I would have gotten something done different.

Put the doors where they are functional for the keepers to use.

Ventilation is key....does building have large roof overhangs with open soffits for weather proofed winter ventilation?
Gable and ridge vents are great, but snow can cover ridge in winter making it non functional.

Insulation is not necessary, and makes great homes for rodents and other pests.

25 chickens in 10x12 is OK.....40 guineas is a lot!
Will you have a weather proofed run of good size?

Thanks I did update my profile. I do not have pictures, because we are ordering it premade. It will have a high loft, and guineas love to roost high. They are babies now, except for 10 of them.

Why so many guineas?
It must be noisy at your place! :D
