What do you guys look for in land/property?

Where do you live? I'm packing right now. Land here is NOT cheap. And you can't get financing unless you pay for half up front, and even then good luck.
Florida. There's endless land here. Unfortunately a lot of companies are buying it up for developments. I'm literally surrounded by developments right now. It's driving me crazy. Everywhere you go, houses stacked on houses. Can't wait to get as far away from this area as possible into some woods 😂.
 
depends what you want.

if i was going for more land (or should say have the money) i would want at-least 60 acres, maybe even 80 to look into (more is better) , next i would consider its uses. i like to hunt and trap so what wild life does it have? how far from where i live? how far are nearest neighbors? stuff like that to start.

next i would start to look at the acres and land lay out. i would want at least 15-20 acres of said land to be farming, if am not going to use it, i could rent it out to help cover the cost of the land.

That's a good idea! I didn't even think about using extra land to rent out. Though like I said earlier I like being secluded so it'd probably bug me to have someone that close 😅.
 
Just a few thoughts to put out there--before I bought the rural property that I'm on, I looked at a lot of cheap land. Some places that are really far out there are cheap, but what they don't tell you up front is that you are not allowed to build out there, something about the codes and not having access to a fire department because it's too far for them to come out. So if you're looking at cheap land, you might want to make sure that you can put a house on it. Also, I'm just within the boundaries for being able to get electricity. That's something to consider, too.
 
I’ve actually been thinking about moving..
The first and most important thing I look at is price, I need to make sure it’s in my price range and I’ll wanna have some extra money set aside for any extra work.

I wanna make sure that it’s fenced and that is has a barn. I also ask if I can have roosters at the home because that’s a must for me. I will not get a home that limits the type/amount of animals you put on it. Definitely no HOA. I would prefer it to be 30 to 40 acres and have at least 5 acres fenced. We could put another house on the extra land. I also wanna make sure the property is not fully wooded fast home selling, I need land that is mostly cleared. But this is just my preference, different things work for different people.
For a future farm property, I’d look for a mix of open pasture for grazing, wooded areas for shade and privacy, and a pond or stream for water. I’d want space for animals like chickens, goats, or a few cows, with proper fencing and shelters. A vegetable garden, orchard, or small food plots would be great, along with trails for ATVs or tractors, barns, and storage sheds. The goal is to balance practical farming needs with spots for recreation and relaxation, making the property both productive and enjoyable.
