I know what you mean about the view. When I was looking for property, I was more interested in what was around it, than the property itself.

I think Tennessee is far more tax friendly than GA is.

TN has no income tax so wouldn't tax DH's pension like GA does.

The third one is nice. I'm watching that none are in subdivisions. First one is out of our range price-wise, too many acres. Second one is in a subdivision. Third one is really nice, lot is a tad small on lot size for the price, but not too bad. I like Madisonville, as long as it's not in one of the flood plain areas. That is easy to check on the tax maps. The criteria I was putting in was:

110K-170K
No mobile homes
Min 2 BD, Min 2 BA
Easy access as far as steps.
Prefer existing outbuildings such as barn.
Not down in a lowlying area
Minimum 2 acres, Maximum 5 acres. Would prefer 3-5 really.
Not in a subdivision, not in any city limits, and of course, no restrictions on poultry, including roosters.
Areas from Pikeville eastward, south of Knoxville, though I did look up around Tazewell and Sneedville which are beautiful mountainous/hilly areas east of the Johnson City area.

There is definitely room for negotiation with properties now. We accepted an offer of about 20% under the asking price for our place and an estate agent actually told us recently to offer someone less than half their asking price for a house we looked at! We didn't have the heart to do it, though it was a lovely house... As long as you don't put in an insulting offer there's no harm in trying.

This one is one I love and it's been on the market for ages and ages, but if you look on Google Earth, it's in a scary drainage area for a dam from Watts Bar Lake tributary. http://www.trulia.com/property/3088417787-2064-Shady-Lane-Rd-Dayton-TN-37321

This one is another nice one, but the land is all road frontage, very long and narrow. Still, wouldn't be too bad. I'd fill in that pool or make it underground storage. That's the one with the gun range behind it, not a problem for us, but that should keep it on the market for awhile, LOL. http://www.trulia.com/property/3092725930-2460-Lead-Mine-Valley-Rd-SW-Cleveland-TN-37311

I did look at this one online yesterday. The land is great. The kitchen is odd with the fridge way over in a far corner, but it's not too bad anyway. http://www.trulia.com/property/3086872127-1802-Highway-61-W-Maynardville-TN-37807

It's funny that on this one they had to tell folks it was site built because from the outside, it appears to be a trailer, LOL.
http://www.trulia.com/property/3098380692-Single-Family-Home-Sevierville-TN-37876 It's nice inside. I had not seen that one because I had avoided Sevier County, which is where Dollywood is, but the land is pretty-would need some more clearing, I think.

Now, this one is fabulous: http://www.trulia.com/property/3091578414-1129-Red-Hill-Valley-Rd-SE-Cleveland-TN-37323

It's listed as being in a subdivision, so that might be an issue. Some think zoning being residential is a problem, but in most big cities, you can have chickens. For instance, in Atlanta, you can have up to 30 chickens. The subdivision covenants are what you have to watch out for and any HOA. I hate HOA's, in my opinion, a bunch of power wielding busybodies love to run those. My son has had nothing but trouble from his.

Well, the tax map says it's a long, narrow strip, really narrow, so the house is great, but other properties would be very close.

Kathy, no way we can move before we sell. No money. It's all in this property. I'm just seeing if the market is such that there is any hope we would be able to find something if we decided to do it. I wish we could move before selling-we've done it once or twice and it's so much simpler, but financially, we are in a different place now. We live on DH's pension alone. Before, he had that plus a regular full time job and good income.
