3 weeks ago bought 3 heavies and 3...what I think are bantam cochins.
The 3 heavies were yellow...but are feathering now and I can't tell what they might be. Skin is pink right now with yellow legs. Here are some pics...would love help if you know the breed an/or if you can tell if maybe a boy...

Unfortunately your HOA is solid...that is how 99% of HOA's have that exact clause in it. You are mis-interpreting the commercial piece. It says you can't do it for commercial purpose, and says conventional animals....which chickens do not fall under.

Just be patient...our first eggs in March were in the middle of the run. Then they were in the coop corners and few in the nesting boxes. Then 4 of 6 laid in the boxes. Now we are back to corners of the coop and one under some pallets outside...lol.

My chickens love the rain, and won't bat an eye at it...they get completely soaked....never would know they were bothered. They keep right on hunting for bugs and other goodies.
If you are 6ft long by 5ft wide..that is 30sq ft...so you could get away with 6 or 7 and sounds like about 48sq ft of run space...a little small...but they could manage.

If you are going to have 24 chickens, it needs to be a rather large coop...on the order of 100sq feet or so. I built mine out of pallets...but did a proper framing on the interior to ensure good support for the roof. You can use a myriad of recycled materials...your imagination is the only...
Yep she is a new layer....very first for us. She has 5 sisters that are australorps and orpingtons...so they will be a couple of weeks behind her. She is leading the way!
I have had golf balls in there from the time I opened the nests up to try to encourage them to lay there.
I have eggs now as of this weekend....BUT...my golden buff is laying them in the chicken run. I have 3 nest boxes that are painted completely black. I have not put up any kind of curtains for privacy...so looking for opinions here on if they aren't using based on the lack of privacy?>

Bought my girls as day olds from Meyer Hatchery...born Oct 27th.....and today we got our first several eggs! They are all from our golden buff.
We had to go out of town friday...but i noticed our golden buff was rather manic and digging in the nest boxes and coop itself making nests for herself...
Yep...after 20.5 weeks my golden buff started squatting! Freaked me out at first....got a little tap going on with her feet then flaired her wings a bit as she lowered to the ground. Has done it 2x now. I noticed when i filled the nesting boxes with shredded paper she jumped in..scratched a spot...
Just get a good exterior grade paint that will stand up to the weather and give it 2 good coats....or more. Should only have to repaint/refresh it every year or so....more of a touch up/maintenance after the first go around.
I used an exterior grade paint and put 3 coats on it...ask the paint...
Just keep an eye on them. Once they realize their normal source is gone...curiosity will start getting them...and they should go to the other waterer. If you see them looking at it at that point, you might go out there and tap the nipples and see if they reach up for the water....
