advice please.

well, alot of you know about our huge fiasco with our goats, regarding my neighbor. we have finally found a new place that is outside of the city limits..it has 5 fenced in acres, a barn that is big enough for 6 horses and a very solid chicken coop that needs a good cleaning. the only problem is that its a mobile home. its nice looking but i am wondering if its possible to pretty one up. we decided to go for it because of the land and the buildings but i am just wondering about making it look nice. also, i am nervous because this place is in a very rural area, and i have talked about doing it but have never lived in the country! i am so happy though because now i can keep my goats and chickens and it will be perfectly legal!

you can make ANY place look nice. Keeping it clean and neat looking is the first step..(i've seen many cute,cute mobile homes)..then you just add on as you go...
My house was my grandmothers mobile home. Now its a cute little 1900 sq ft, 3 bedroom ranch type house...We just built it up over the years. I STILL want to add a farmers porch to the front of it.. ooh well..it'll happen someday..
Anyways, i'd move there for the land ALONE. Lucky! 5 acres!

we will be renting...because of the bills from my husbands hit and run accident, our credit is beyond shot. we have no chance to buy, at least right now. we were going to buy this house, but then we found out why she was so willing to sell it to us with our credit in the shape its in...the pipes are all about to burst and the wiring caught on fire over the weekend!
the rent is very reasonable though and there arent any suspicious looking characters around, since it is in a rural area i am just worried about making a bad choice for some reason.

Follow your gut...always follow your gut instincts. Really think it through again..and then follow your gut...
 
thats the thing...my gut says that we should take it because the barn and coop with the fenced in land is just wonderful..i am so excited! i just wonder though how we will fare in the country. i am just glad that i can have my animals and all the privacy we want!
i just hope my gut is right because we are going to sign the lease tomorrow!
 
A rural area can be scary to some and a blessing to others.
I have never lived nowhere but in a rural area and it is scary to me to live "in town". Check out the place good and ask a lot of questions, talk to any close by neighbors. Talk to the police to see if there is any shady stuff going on around in the area you should be aware of. Do your research and trust your gut! Good luck!
 
If you can make the home livable until you can afford something else, I would go for it. Mobile homes are like anything else. I am a realtor, and I have seen 20 year old MH's that are gorgeous and well maintained. I also have seen stick built homes that are a total wreck. It's all in how you take care of them. I encourage my clients to buy if the price is good and the land is what they want. You can always replace that home once you get back on your feet. Make sure the wiring, plumbing and heating/cooling is good and you can do one room at a time after that. You can build a basement possibly and live in it until you can afford to put up a home or another mfg. home. Good luck!!! Sorry your husband has had a round of bad luck!!!
