Am I doing this correctly?

Welcome! So cute that you called your neighbor to ask if it was o'kay! Do you want to live next to me? lol I hope you have a lot of fun planning for your new chickens. If you look through some of the coop threads you may see that people who are lucky enough to have an existing barn have found wonderful ways to build a small coop into the existing structure.
Again, Welcome to BYC!

EE's are mutts so vary a lot. I have 6, and other than green legs, they are all different. One is pure white, one a black and white I guess splash (no expert here) and the other 4 are tannish at the head changing to brown/tan/black at the tail but varying a lot in how far the tan goes back.

I also have BA, SLW and SS; these and the EE are 8 weeks but I also raised BA last year and still have a hen. The BA are by far the friendliest though none except the EE's are really skittish and all calm down quickly if picked up. But the BA chicks will jump into my lap and settle down to sleep. The BA hen is not a lap chicken but comes running when I go outside and lets me handle her. I had a BA roo who did not attack, though he "flirted" with me; he died protecting his hens. Some say EE are very friendly but none of mine are. One of the SLW jumps onto my lap at times; they are getting friendlier as they get older. The SS are smaller than the others, very sweet and calm, also occasionally jump onto my lap.

The world record for egg laying is or was held by a BA. Mine lays about 6/week, large brown eggs. My friendliest hen is a Kraienkoppe; she is also my only broody and a good mother. Lays almost daily when not broody. My other 2 hens are brown leghorns, very skittish and prone to panic, hard to pick up even off the roost.

The trouble with buying older chickens is it is so easy to bring disease home; they can be carriers of nasty stuff without having symptoms.
