Best size for a coop?

We are new to the chicken thing and currently have around 20 eggs in the bator. I would like a coop to be large enough to store things like feed, bedding, garden tools, etc and still have plenty of room for around 35 chickens. What size would you build to have a 4X4 storage area and enough room for all of those chooks?

35 chickens x 4 ft. per bird = 140 sq. feet + 16 feet (4x4) = 156 sq. feet.

Its always nice to build it a little bigger than you think it needs to be.

In WV where your birds can be out most of the winter, you could do that in a 10x10 coop.
