Can this coop really hold 12 chickens?

I don't think so. The dog house could though.

I think it would do alright as long as they were only locked up at night. I can't see them remaining in this coop for an extended period of time. I'd be sure they were well ventilated for summer.

the size he lists would be OK for 4 standard chickens.....4 square feet per chicken, standard size for coop plus 10 for outdoor run are recommended. For banties you could maybe go with 10 or 12, not sure but that coop is not for 12 sandard chickens. I bought a fre-fab coop for 5 standard chickens and that was too small in my opinion. So I only use that size coop for young chickes or I have used it for quarantine for 2 standard size chickens. The other issue is light and ventilation.......often not great in small coops. The doghouse is nice though.....

What I have read here is 3 sq. feet per chicken................and 4 is better.
That would be 4 or 5 for this...........15 sq. feet....but only enough room for sleeping IMO..............
And how would you remove the eggs.......open the top and then reach way to the back?????
I'd fall on my head LOL or fall in and not be able to get out.
Mine would kill each other or die if I kept them in that set up.
