Decent size?

Just wondering what would be a good size coop to build. The total area I have to use is approx 18'wide by approx 61' long (733inches to be exact)

I am hoping to have a 12 bird flock at the moment though its 5 (standard size) and I am unsure what size coop to build. It will be fully contained within this space although not sure if I will have the entire coop inside the run area. The birds will also have a gate opening to our garden which will hopefully deter them from heading into the dairy shed.

What would be a "comfortable" size for the birds?

so is that 4square per bird or something? ....... gah I am so dense ... would that allow for even MORE birds long term??
