Fairbanks, AK Coop Design

Just got my first 3 hens, adult Bantam layers. Went out to our current coop and realized I should probably tear it down instead of trying to replace every surface and excavate the run due to pollutants. Any Fairbanks hobbyists have recommendations for a coop? I believe I will be wintering about 10 birds total and up here heating is an obvious concern. I would obviously like to have the space for more, but don't want the heating bill to become outrageous.

Draft free, but ventilated too with a way to adjust the venting even closing it down if need be..
Insulated.
LOTS of roost space. (vents need to be placed higher than the chickens will sit on the roost to prevent drafts.

A covered run, or they will totally be stuck in the coop ALL winter.
