It says it holds 8-10 but we're going to end up with 6 (5 have a new home to go to due to Town ordinances limiting us to 6).

It won't house 6. I'm sorry for being so blunt, but there is no way it will house six LF chickens. They never do.
You really should consider expanding it immediately, or returning it if you can and either building something large enough from scrap (which you say you have no time for) or converting an old shed into a coop. You may even find someone selling an old shed on Craigslist. They can be moved by companies that sell new sheds.

3-4 square feet of coop space and 60 sq ft of run space, MINIMUM. So a coop that is 4'x5'-6' and a 6'x10' run, MINIMUM. A larger run is much better. Having the run completely secure is best. That way the pop door between the coop and run can remain open and the chickens will be much healthier and happier.
