Sounds like a good time to place a bid on the property if you really like it.

Wonder how much he owes on it. You may be able to buy it for a steal from him. If not you may be able to buy it from the bank for about that much too or maybe even less. I bet you pay way more in rent a month then his bank payment is...

When we were refinancing our loan, we were required to be behind in our payments before they would even consider doing anything. So we stopped making payments per their recommendation. During the process, we had several notices put on our door as well as people coming by and taking pictures of our house. We called our mortgage company every time we got a notice and they told us that regardless of the refinancing process, the forclosure department would still go through the motions. As soon as everything was done, we stopped getting notices. It just about gave me a heart attack every time I saw a notice, but apparently that is just how they worked.

call your landlord and sign a new lease agreement before this happens. Make sure you have a 2 year lease with option to walk away at your will. It's the least he can do, and keep paying him rent until then.

Excellent idea.

Sorry you are having to go through this. This same thing happened to one of my neighbors. Luckily the new owners were more than happy that there were already tenants in the house. Believe it or not he even lowered their rent.

It's probably too late to sign a new lease. If the property is already in default, its not the landlords property to lease. If there is an auction notice, then the property has probably already been foreclosed. Is the bank/finance co. listed on the notice? I would call them to find out what is going on. The bank may actually be your landlord right now. It could get real messy if you are continuing to pay rent to the landlord only to receive a bill from the bank for back rent payments. This is what happened to the neighbor and it took over a year to get it straightened out.

Holy Cow Deb, I don't know what to say! My biggest fear is losing my home because of past due taxes and I OWN it!! You might get a great deal on it to buy it though, let's hope for the best!
