Olive oil, grapeseed oil or the like. Basically any cooking oil that's fresh in the bottle. You're just trying to moisturize the membrane and make it so you can see any veins that might still be external.
My problem is the membrane is already dry before they are ready to hatch
 
I think people are jumping the gun a bit here. When an egg pips, it can take up to 24 hours before it zips. You should really get a hygrometer so you know what the humidity inside the incubator is. I is possible for the humidity to get too high as well. It should be between 55-65% in my experience. This may vary depending on your elevation or other factors in your location.
