The good news is, with them being inside the "shed" they'd have a LOT of room, lots of light and not too cold (not like it gets super cold in GA anyway

Your shed looks like it would work nicely. I'm not sure exactly where you live in GA, but some counties N of Atl (like Cobb) don't allow chickens on less than 2 acres, so check with your county zoning office. That would be the only problem I see, if you get your girls set up before the homeowners assoc finds out and bans them. Good luck!

I live in a private community that outlaws poultry, but there's practically a flock on every block near as I can tell. Not to mention a few goats.

Since our private community doesn't have any way to enforce their rules, so we just ignore them. Which I feel bad about, but given the amount of junker cars and huge garbage piles in some yards, it's hard to see how my duckies and cheekins are a problem comparatively.
