NE Ohio Newbie, Hopeful Chicken Mama

Hi--

I'm determined to become a chicken mama SOON. Hubby is on board, but not as obsessed about all things chicken as I'm rapidly getting. And, if I don't figure out the whole coop thing soon and make a decision/start building or buy one, he is going to lose his patience. :)
The time is right, finally -- i've been wanting chickens for over 5 years -- we bought a house last year and have a small suburban Cleveland yard, but enough room for a garden and 4 x 6 coop plus run, and our kiddos are 1 and 4, which seems like a good age to introduce them to the joys of chickens.

My stumbling block so far is the whole coop issue.
Our town is a little picky -- yard buildings need to get approved by the architectural review board first, then permits are required. And we don't have a lot of options for where to place it, given the required 10' setback and our very narrow yard. I don't want to break the bank -- was hoping to do this for around $300. Scouring the internet for plans that look suitable and not too expensive to build -- or alternatively, a used coop for sale in that price range, which seems less likely.

I already know what kind of hens I'd like to get, but seems like i'm jumping the gun a little, as this coop business might take a while to figure out.

Looking forward to learning from everyone here, and would especially love to hear from other Ohio BYC'ers.

I'm thinking of getting some combination of:

Buff Orpington
Rhode Island Reds
Australorp
and maybe Wyandotte, or Barred Rock

Wanting to start with 6, but might get 7 chicks just in case...

I found some coop plans online that just might work, but need to make sure.
