Need help dealing with neighbor& just need to vent!

I hate to suggest it...check the ordinances...many many places require 1 acre per horse...if her house sits on that 2 acres, she may not be allowed 2 horses.

I am sorry you are going through is but I would move the barn and coop as soon as you can and I would NOT wait for 6 months for the sewer problem to be fixed...that is a health hazard. Make them take care of it.
 
Before your neighbours puts "her" fence up have you completely checked the deeds to your house, which will show you all of your property line.......... do this then you will know exactly where you stand, if your neighbour is right and the land is hers, then I agree with the others move yor barn, swing etc etc asap and insist the sewer problem is rectified forthwith..

There is an unusual law here in the Uk regarding property.... in some instances if you have been using the land as your own (and I think over here it is fifteen years) without anyone challenging you stating it is thiers, then it becomes yours. I don't know all the ins and outs of it, but am sure that is how it goes. It might just relate here to whats known as "commmon" land.... but it's perhaps worth a shot in asking a Land Lawyer.....
 
Were I live you can't build anything within 3 feet of the property line fences included. However, I guess since your buildings are on her property you really can't push that issue. Sorry about having to move everything, and I would never sign a waiver. I would also get lots of pictures now of your yard, that way if run off or damage is caused to your property by the horses you have proof of what it looked like before they came. I love horses to but wouldn't try to get 2 if I only had a 2 acre lot and part of that included my house.
 
2 horses to 2 acres is going to be a squeeze. You should look up your towns ordinance. Maybe you will be able to put a stop to the whole thing.
 
It varies state to state, but if you have been keeping the land she is claiming to fence in tidy, mowed, etc. then you can actually make a claim to own it. In our state I believe it's 10 years. I would not only look into the septic situation right away, but also your state laws on claiming land. Most, if not all states have a version of it.

If she only has 2 acres and is getting 2 horses, that is not enough room for both of them. they pull the grass out of the ground and soon all she will have is bare land, which when it rains where will the run off go. I would forget the fence, but hit the health dept with the sewer runoff, not only is it illegal, but it could endanger all your lives.You may lose a friend, but you will also keep your child safe. marrie

Believe me I don't want her land, If I could explain the line better I would. It was very deceiving, even to the surveyors. If they would have staked it every 20 -50 feet the first time we wouldn't be in this mess! If we wouldn't have added on to the goat barn to add the coop, we wouldn't have to move it!
Zoning said any fence can be pin to pin. We don't care about the rest of the adjoining property, just a crossed the back yard.
We don't want to lose the swing, it is the best and the only thing my son really plays on! It would just kill him!
We just had hoped that a cross the back yard she would back the fence up a bit, not to use her property, but to give us some distance from the fence and the horses, yes the whole thing will be a mud pit, as the horses will be on mud since she is clearing the land as we speak, no grass yet, they are building the barn, and heavy machines are on her leach field, let alone that is where the horses will be fenced in at, so I'm guessing a bare muddy smelly mud pit, and the same creek will run through the horse pasture! Hope her horses don't drink from it!
We moved here for the same reason she did, we aren't against her or the horses.We thought we were somewhat friends. We just hoped to have some room from the fence so my son wouldn't have to worry about smacking into it while swinging!

I will have stockade fence on the line so at least it gives us a buffer, but will kick our butts because my DH just lost his job.
My son is old enough to respect the fence, but hard to avoid if he was playing on his swing, that is why we will put up the fence!

We though we owned just behind the trees!
