The run area is 12' X 6' 6". The coop is 4'6" X 6' 6". We have 8 chickens in there, and it seems to be plenty of space. I won't be adding to my flock anytime soon though. I don't want to crowd them. It really is easy to clean since the whole side is 2 hinged doors that open up. There is plenty of space underneath for the feeder and waterer to hang. The roof on the coop and on the run have a ridgevent, and there are 4 ventilation panels, 2 on each peaked side of the coop, and the opening for the chickens is always open. We put a french drain around the base, which is 2 ft down into the soil, and the base is completely wrapped with 1/4" hardware cloth. I use padlocks on the doors to help keep those smart predators out.
