PLEASE HELP-Frost-Free Hydrant Problem

Just another thought. Do you have a pressure tank in the house to maintaing your water pressure? If you do ,and and your faucet doesn't work after you have covered everything at that end, maybe the bladder in your pressure tank is shot. Is your water pressure in the house sluggish?
 
Okay, husband and I had a chance over the weekend to work on the hydrant. Now our theory is that the previous owners of the house yanked it up handle when it was frozen and the rubber plunger came off the end of the rod and is stuck at the bottom. Removing the handle and loosening the set screw allows the water to flow, but once the handle is replaced it is only a trickle when the handle is lifted. Bummer.
 
I just replaced the plunger on mine this fall. The rubber seperated from the threads that attach the rubber. I dug it up, unscrewed it and bought a rebuild kit at the hardware store. Works great.

When you dig it up and are ready to back fill get a piece of 12" pvc pipe about 2' long and put that in the ground as a liner and put a waterproof top on it and fill it with insulation and no more digging it up.
