Please help me decide.

Well, most people have chicken math, so I'd say a walk in one, unless you don't have the space to make the run larger.
I have gone back and forth thinking about building something else for my turkeys and turning the turkey stall into a chicken house. (It is 12x12) I just don't know about ventilation if I were to block off the top half of one side in the winter to keep snow and south wind out. It doesn't get much snow as it is though. (Other 3 walls are solid. No windows or anything.) the building faces south.

Walk in, all the way. Then you can get in to every corner for cleaning, etc. I've only had this one coop, and I wouldn't even think of doing it another way now. It's tall enough I can stand up in it, and that sure is helpful as you get older. My back thanks me.
That has entered my thoughts too. I am over 50 myself. And I know with my turkey shelter, it is no big deal to hang out in there or clean in the winter because it is 12x12 walk in.
