You are right though. Instant gratification is what people are paying for. You can probably buy land an pay someone to build a house for $100K less than you can buy land with a house in lots of places. But people will pay that $100K to have it now.
I tried that. Got a forester to come and a logger. They want pine here, not oak or maple, believe it or not--my land is full of oaks of all types, maple, etc. The going rate is only $5 per ton, so my 3 acres would possibly yield all of $1500. Yup, you heard that right. And I'd be left with the mess. 
My property taxes went up 70% when they removed the homestead exemption. Went from about $295/ yr to $450/yr. instantly, still not huge, but when your pay hasn't gone up in 3 years (no military retiree raises), that hurts. The two lots are cheap on taxes, 3.15 ac cost me less than $70/yr total.
yes i had my woods logged , got lots of $$$$.   here oak ,maple, or any hard wood bring good money. Ready again in 5 more years.
I pay 5,000 in tax per year...land next to mine sold 2A for 70,000..(total of 12 lots)....have total of 42A.  have about 34A , was offer 340,000 thinking of selling be glad to get 500,000 for its ,at this time in my life.
Location is the key. I am only 2 mile from town......
