Not sure what they are. I think that's one of the things I'm exempt from. We have a $.01 county sales tax to fund school improvements an other county improvements. That is voted on ever 8 years I believe.

When just buying land, you need to think about getting electricity and water on it, so raw land can be cheap and still not worth the price to someone like me who isn't of an age or inclination to hack a space out of the wilderness.

Yup, you heard that right. And I'd be left with the mess.

yes i had my woods logged , got lots of $$$$. here oak ,maple, or any hard wood bring good money. Ready again in 5 more years.
I pay 5,000 in tax per year...land next to mine sold 2A for 70,000..(total of 12 lots)....have total of 42A. have about 34A , was offer 340,000 thinking of selling be glad to get 500,000 for its ,at this time in my life.

Do some internet real estate searches. Go to google and plug in Georgia (or whatever state you are interested) real estate. We ended up buying a very nice house on 15 acres with a pond, some outbuildings, and a beautiful yard in southern Missouri for $90,000. Just seek and ye shall find....
Do you guys have some sort of Qualified Forest or Commercial Forest program down there?
Here in MI, we lost our ag exemption dealing with the psychotic tax assessor on our "up north" property, no homestead exemption, so the taxes shot to $16k on 400 acres. The Commercial Forest program require public hunting access, but knocked the taxes down to $1.10 an acre. The public hunting was too much to deal with, tree damage and property damage, so we pulled that and put into Qualified Forest, and it exempts school taxes and a few other millages, so it's running about $2000+ total. Just had to have a forest management plan done up by our forester, and approved by the state. Only caveat is if you choose to pull from it, you have to pay back tax penalties.
Dad has finally decided to take matters to the Tribunal, thinking it was a lost cause, but he actually won last year on one parcel. He's going back after it again this year for the remaining parcels. All he likes to do now is fight property taxes, he appeals on everything, and even helps friends and neighbors appeal their taxes

wow, I cant believe the prices on some os this land, around here in western New York land sells for between $1000-$2000 per acre. I payed $200,000 for 262 acres with a house and barn just four years ago and prices havent gone up since then. You buy a couple of acres it will cost more per acre but not that much.
