I think if you look long enough (and hard enough) you'll be able to find something. We stumbled on 11 acres for $55k & there is nothing wrong with the land at all. We bought it and are now building our house. I wish you the best of luck
Around here good land goes for $5000-$7000 an acre.I was real lucky to find my land,paid $124,000 for 100+ acres,had a half finished log cabin,16 acres of pasture and 25 acres of tillable ground.I bought it from a good friend,why was it so cheap?Well,someone was murdered here.

When just buying land, you need to think about getting electricity and water on it, so raw land can be cheap and still not worth the price to someone like me who isn't of an age or inclination to hack a space out of the wilderness.
Actually, like Cyn says, thats pretty reasonable for around here. We are trying to stay in or close to DS's school district which we love. We are also in the more affluent end of the county so it is slightly more around here than our eastern edge of the county. We are definitely still looking, this was just the first of many we want to look at. I was just shocked at how much people think they're land is worth.
Shoot, we've got our 5 acres on the market for $39,500 for a year now and haven't had a nibble. It already has the water & electricity, just need the meters. I hope we can unload it soon, it would be nice to have one less payment.

Right now, raw land is much harder to sell. There is an MLS inventory for several years' worth still. Easier to sell a house on land than just land at the moment.
