My thought on #3 was this WAS the roost. Maybe they felt it would be warmer for the birds than a normal roost. Could have been a sort of poop board as well, of course.
My friendliest are my Speckled Sussex, Ideal hatchery birds. Chickens are individuals, not always like what the breed tends to be. I'd avoid Rhode Island Red if you get hatchery (feed store) chicks; when they're bad, they're awful.
