Climate makes a big difference, too. If you live in an area where they spend a lot of the winter in the coop, they need more space. A roofed/covered run can encourage more time outside in hard rain or snowy weather. Plus, they don't get snowed in, due to snow blocking the pop hole door. If the highs are only around zero, mine usually like to spend most of the day indoors.
If you live in an area that has mild winters, they'll be outside most of the time and you can get away with less space. During very hot weather, they may even want to roost in the run, if the coop overheats during the day and doesn't cool down as fast as the outdoor air does, in the evening. You need more ventilation in that case. It also keeps the coop cooler during the day, when they need to be in there to lay eggs.
