Been busy. Yes, lazy me has been busy! I don't do hot weather well, either. <sigh> Yesterday Ken and I felt like two apples slices in a dehydrator: "But it's a dry heat." Yeah. When your swamper sits on top of your tin can mobile home, and the sun beats on it all day, the water inside gets a tad too warm to blow a lot of cold air into the house.

Heading for Salt Lake in a few days. Be gone for 4. Since Tam will be homeless by the end of this month, she's just gonna stay here again, but she'll come before we leave and stay even after we get home. She's worried that she might not get anything else lined up before Evan gets home from his annual visitation in South Dakota. If she doesn't, she doesn't, but it's gonna get real cozy around here for a bit.

Okay, checked in, now I gotta check back and see what I missed.
Did I miss something? Why will she be homeless?

It's such a convoluted story, DMC.
The original plan with her friend was to live in it a year then at the end of that time they’d do their contract for deed, with a percentage of her payments going as a credit. Before Tam moved in, it had been on the market for over a year and a half because it had some serious issues. So Tam moved in, paid the rent on time every single month and busted her hiney to get it fixed up. She redid cabinets, redid the kitchen countertops, painted, fixed cracks and holes, cut down some dangerously obstructive trees, redid the bathroom, and always kept it neat as a pin. She corrected some energy issues and brought utility costs for the house way down. She did every bit of the work entirely by herself. She was so proud of it. It looked amazing. The contract for the loan totaled how much she’d need for closing and all that stuff, and with the credit Shannon gave her for the year and 3 months of “stellar payment records”, Tam managed to save that up.

But then the “friend” seller decided she wanted Tam to buy with a loan instead of CFD. So Tam jumped through those hoops, got her loan approved, and everything was set except for the final FHA inspection. The FHA inspector checked just a couple of things and then told her inspecting the rest of the house would be a waste of his time and hers.....there was no way to get FHA approval just based on even the few things he did inspect. Suddenly no loan. Without a word to Tam, the seller then listed it. She had sent Tam a text when FHA denied and said that Tam could just stay there and keep things as they were for now, that the house is a slow mover and Shannon knew Tam would need a little time to find something else, so she wasn’t going to even list it until the end of summer.

Well, a week later Tam spotted it on Zillow while she was starting to look for a new place, that’s how she found out it even WAS on the market. Then almost immediately the realtor called to set up photos and showings. Tam had done so much to improve that house that it was only on the market for around two weeks before it sold this time. The realtor is the same one who showed Tam the house in the first place and she couldn’t believe it was the same one! Tam didn’t find out until Thursday that it was under contract and she had to leave by August 3rd, which is when the closing is set. The whole thing stinks to high heaven, but like Tam said, it’s the seller’s house and she can do what she wants with it. She’s just got to find someplace to live now, and fast. It’s gonna be tough, because rentals are so rare here, and when she got the other loan approval her credit took a hit for the “hard inquiry”. It’s a mess.

Hello everyone. We finally got a cool day, but sadly the rain missed us. It is very dry here.
We are just a wee step ahead of you. We got some rain Thursday night. None for about a week before and none in the forecast this week.
