Thinking of Converting a Sunroom to a COOP/Run, anything i should know?

I have a sunroom off one of my bedrooms, sliding door etc, which we never use. Glass sliding doors all around, and 3 sky lights above. Concrete floor. It has an electric heater inside (which we never use).

I was thinking of either converting this to a coop, putting in roosts and nesting boxes, or putting the coop in here, and keeping it open and having the rest of it as the run. I know it's not grass and dirt, but I would let them range outside while I'm home, and when I'm not, they can run but indoors.

I am worried about not being able to hose up the coop/run because it's still technically indoors. But the knowledge of absolutely no predators getting in at night is appealing. Also, not having a coop outside is a plus. What do the experts here think? I have attached photos. The measurements are 15 ft x 12 ft.

Wow! But the smell... Depending on the breed and how many the smell could be very strong. Shavings on the floor-good ventilation-it could turn out great. I have a few serama in the house all the time and there's no/little odor. I had one favorelle in the house last year with an eye infection. The stink was horrendous at times. My wife was very happy when we got the infection taken care of so the roo could go back outside.

Ventilation would be a huge issue.
..and dust/poop/odors/noise migrating into your house.
Besides where then would you park your strollers?

What does the outside look like?

Lol on the strollers.

I was assuming keeping the sliding door open with the screen closed would provide the ventilation. Might that be too much? Too cold? Too drafty? Obviously if I bought the coop and put it inside, then it would be fine, but converting the sunroom to a coop might be too much air movement?

I'm in SE PA, suburban Philadelphia. Will update profile.

Window screen is not predator proof...and does snow blow onto the side of the sunroom.
