To refurbish a structure or start from scratch?

This structure (approx 30’x15”) is on our property and in-laws always used it to store wood. It has sturdy posts and a tin roof that needs a few improvements, but otherwise it is just bare bones. Would you try to refurbish this to be a fowl structure or start from scratch? Considering adding wire, door, etc. and making it a huge quail run, but not 100% sure, yet.

Another option is to buy a premade dog/chicken run and place it under the structure, but I hate not to fully utilize what we already have. (If it were just me, I would use pallets to make walls, etc., but that idea was vetoed down. 🤣)

(We have a large amount of raccoons, coyotes, some black bear and feral cats and stray dogs regularly on the property so anything I do will need to be like Fort Knox before I put any animals in it.)

My first question would be if the timber is treated and how old it is.
The old treated timber had arsenic in it. I wouldn't want that around my birds.

Leaks in the roof are highly problematic, so I'd want to give it a good look and even test with a hose if I was to use the existing structure.

If the wood posts in the ground are not in concrete, considering how bare bones the structure is I'd say take it down, inspect and reuse for a design and location you'd prefer for your quail run.
 
Looks like the structure is a mix of squared timber & trees with boards attached to support tin roofing sheets? Also looks like random distance between the verticals?

If that is correct take it down and salvage for re-use anything worthwhile. You do not want to be custom cutting everything to fit.

You want a clear clean space to build anything. Your personal safety and keeping things simple depend on it.
