WAY OT-Chicken Friendly Land for Sale-Roosters Welcome!

Wow that's a steal compared to what the prices are around here. We have 10 acres with 2 houses and several barns/stalls and it's priced at $750,000. The 5 acres I really like down the street the guy wants $300,000 but the house is over a 100 years old. If I lived up that way 'd buy that in a heartbeat.
 
You are absolutely right-location makes all the difference. Plop my acreage about 3 hours south of me where I used to live and I couldn't touch it for this price. And some acreage here in my county that is extremely steep, but has a "view" (the same view as the person's house 25 ft from you who wanted that view, too), is selling for much, much higher. I have a view, but I'd just have to trim some trees to see it year round. I can see those very expensive lots on top of a mtn in NC from my deck on one side of my house and more expensive lots on another mtn in GA from my other deck. I'd be scared to drive up those roads at night-heck, it's dangerous just getting out of your driveway because the house and parking pad are hanging off a cliff!

And they sometimes pay 100K for an acre up there because of that long range view. It's nuts!
I like my property. It's wooded, peaceful, not too steep, rolling, quiet (except for the roosters all around me crowing, inc mine) Ladyslippers and wild iris grow all through there in the spring. Peepers sing in the woods in the evening at dusk. It's very nice here. I can breathe the air! So, all in all, not a bad place to put down roots.
 
It does look like a nice place to live. Any big univeristy near by or biotech jobs in the area? :p

Maybe when I retire... LOL... retire??? I don't think I will ever be able to afford that one.
 
No big U's near here-have to go to Chattanooga, I guess. There's the University of TN in Knoxville and the branch in Chattanooga. One and a half to two hours away for the big ones. If we had the big stuff here, this place wouldnt be what it is and land prices would be much higher, I bet.
 
It looks like a beautiful piece of land. I am sure someone will snap it right up! Usually the smaller parcels sell better than the larger ones, even if they are more per acre. That is what city folks moving to the country want.

I hope your new neighbors are as nice as you are!
 
What a nice thing to say, Tonya! Thank you. Actually, the market here is very slow. It's been listed for a while and we figured we were in it for the long haul. Lots of other land is for sale, but most of it is in those planned developments with smaller lots with very restrictive covenants and huge HOA fees for no amenities at all. The buzzword is "Upscale Cabin Development". Makes me laugh every time I see it, LOL.

"Upscale Cabin Development" Does that mean that someone is going to build a huge hunting lodge on it? Hide the chickens!!!!
 
I completely believe it! I was lucky to buy here right before prices went way up. They'll eventually keep climbing. Heck, they aren't making more land, especially beautiful buildable land with mountain views. I think we're settled here for the long haul and hopefully, whoever buys it will be a chicken-lover like me.
