Oh yeah, definitely no HOA! I’ve heard so many horror stories about those!
I think I’d want at least 10-20 but then I go back and forth on needing/wanting more or less. I like walking/hiking so it’d be nice to have enough land for trails and such which is why I’d be leaning towards more than that but idk. I wouldn’t want to be too isolated or too much to maintain because I watch too many crime shows



but it would be nice to have land on property to exercise any dogs.
Speaking of dogs, I also love dog training so I would need some sort of space to train as well as a flat area that could be fenced in for outdoor training/exercise and maybe to fit agility equipment on haha I’m not picky about the indoor training area whether that’s a barn, some sort of outbuilding, large basement room, or whatever.
I also want to be a trainer eventually but I feel like that would need to be a separate property from a farm or big enough to separate.
I want to have enough room for all my livestock goals.


I currently have chickens and quail but I want goats, sheep, and possibly a couple horses eventually. So definitely room for those and pastures but also woods for hikes with the future dogs mentioned above
And price is huge too as was mentioned above. Because, for example, around here is REALLY expensive and I’ve looked at super cheap areas all over the country and I just can’t justify spending so much more for so much less in this area



but I also want my green, trees, water, mountains, etc. so I couldn’t live in a desert or scrub brush or anything like that.
Also, I used to think just land was better since it’s so cheap but now I think it’d be better to buy one with an existing house or something on it even if it’s small since building and getting the septic in and everything is expensive. Oh and also I absolutely NEED good internet and streaming
