What do you guys look for in land/property?

So being restless lately I've been looking around at land and houses and such. I have an idea of what I want and how many acres I want. I just wanted to hear from you guys what you would want on a property farm wise. Type of land, etc. What you'd want available for the animals and such. Obviously this won't be happening right now but I'd like to have some ideas for the future. Just fun to think about. Thanks all!
 
I’ve actually been thinking about moving..
The first and most important thing I look at is price, I need to make sure it’s in my price range and I’ll wanna have some extra money set aside for any extra work.

I wanna make sure that it’s fenced and that is has a barn. I also ask if I can have roosters at the home because that’s a must for me. I will not get a home that limits the type/amount of animals you put on it. Definitely no HOA. I would prefer it to be 30 to 40 acres and have at least 5 acres fenced. We could put another house on the extra land. I also wanna make sure the property is not fully wooded, I need land that is mostly cleared. But this is just my preference, different things work for different people.

Agree with a lot of above! No HOA, affordable, animal friendly ordinances... though I want as much of the land uncleared and untouched as possible. I love the idea of living in a forest.

Also this can be difficult, but location (convenience/accessibility) is also very important to me, because although I like having privacy and space, I want to be able to get to all the modern conveniences easily - restaurants, shopping, etc. Very lucky right now that I live only a mile from a grocery store, and have straight shot access to 3 highways, yet the lot is private enough that even neighbors don't know there's a house back here.

I'd definitely like the land to be surrounded by woods. I very much like being secluded. I have seen one property I really love, but it's against a massive lake which I foresee being a problem drainage wise.

Yes, possibly... unfortunately one thing on my wishlist last time was a "water view" and I got it - a pond and a creek on the property. The creek flooded across the property twice last year, has spilled over the banks twice already this year, and we have a beaver problem so we've lost a number of trees last year too.

Definitely going to make sure my water view is from a distance next time!
 
No HOA. If there's a house in a community, at least 2 acres. If no communitry, then 10+

I think I’d want at least 10-20 but then I go back and forth on needing/wanting more or less. I like walking/hiking so it’d be nice to have enough land for trails and such which is why I’d be leaning towards more than that but idk. I wouldn’t want to be too isolated or too much to maintain because I watch too many crime shows 😂🤣🙈 but it would be nice to have land on property to exercise any dogs.

Speaking of dogs, I also love dog training so I would need some sort of space to train as well as a flat area that could be fenced in for outdoor training/exercise and maybe to fit agility equipment on haha I’m not picky about the indoor training area whether that’s a barn, some sort of outbuilding, large basement room, or whatever.

I also want to be a trainer eventually but I feel like that would need to be a separate property from a farm or big enough to separate.

I want to have enough room for all my livestock goals. 😉😂 I currently have chickens and quail but I want goats, sheep, and possibly a couple horses eventually. So definitely room for those and pastures but also woods for hikes with the future dogs mentioned above 😉

And price is huge too as was mentioned above. Because, for example, around here is REALLY expensive and I’ve looked at super cheap areas all over the country and I just can’t justify spending so much more for so much less in this area 😂🤣🙈 but I also want my green, trees, water, mountains, etc. so I couldn’t live in a desert or scrub brush or anything like that.

Also, I used to think just land was better since it’s so cheap but now I think it’d be better to buy one with an existing house or something on it even if it’s small since building and getting the septic in and everything is expensive. Oh and also I absolutely NEED good internet and streaming 😂🤣🙈

Oh yeah good idea! That’s important to me too, forgot to mention it haha we’re super close to everything right now and I love it! Although I do think I want somewhere with a little less people 😂🤣🙈 but still convenient.

Not only stores but we’re also in a super central area currently and it’s so easy to go to northern New England or Boston, NYC, DC, family etc. so I’d want to be close to that too and near family. I also LOVE concerts so need to be within maybe 2-3 hours of a city and preferably a good music scene. Though that’s kind of dead right now :hit

I've been mulling over the last part ENDLESSLY 😭. Land here is incredibly, dirt cheap. I could literally get 40-50 acres for like 20k. But the problem is I'd never be able to keep up with it. And having a mobile home wouldn't be great in the event of a storm. But it's so cheap. It's the problem of 'do I want beautiful land but a tiny house' or 'do I want a beautiful house and no land' 😥. I want the land more then anything for the animals though...I don't even care if I lived in a box as long as I had the acreage.

Yeah, it’s so frustrating!! I feel like even just having the septic in or water and power or something is better than nothing even if there’s not a house, just having it already in is big I feel like. But yeah, there’s so much land for so cheap! Some areas it’s even like hundreds of acres for like nothing but then I’m like weeeeeeeeelllllllll.... 100-200 or 500 acres is WAYYYYY too much anyway 😂🤣🙈 40-50 honestly sounds good though! You wouldn’t even necessarily need to maintain it all. Could just maintain maybe half that or less, like 10-20 or whatever is manageable for you, and leave the rest wooded or just occasionally fix up the trails or whatever. I’m the same way though. I could live in a tent if I had my animals 😂🤣 honestly I think I’d be outside most of the time anyway if I had the land to explore and animals to work with. ❤️
