Hahaha yes we live in a desert too....reno when I lived there was real similar to our weather here. I lived there the year there was 5-7ft of snow....some records were broke the year we came there. We hate the cold and were trying to get away from it.

It is not fenced. The taxes are $1100 a year.

Yeah, I hear you on that. My family here has about a dozen horses, and they also board many other horses on 5 acres with riding facilities without much issue...it's odd because it just seems like so many more issues come up with customers at smaller facilities even though it seems like it'd be the opposite, ya know? One of my friends boards only 3-5 horses and always seems to have customer issues with payment/care. You'd think folks would love to have a less commercial facility.

I would grab that if takers are hard to come by and your overhead/insurance/hassles covers any potential issues. Higher offers down the road can always be worked in.

I admire anybody that tries to find an income source from their land, even when it's said and done that it just offsets part of the yearly cost.

And I think you're spot on....my friends with smaller facilities do seem to get those that try to take advantage of it (not all, but a lot). Getting in even a couple of good boarders for your horse to have company is a good thing.
