Yard Impact?

Hubs and I are in our first, starter, house. I've got room in the back of our lot for a small coop and run. But we won't be in this house for more than a few more years as it is only 2 bedrooms and 1 bathroom and we're getting ready to start our family.

My question is, how much of an impact on the ground will a fixed coop and run (not a tractor, city regulations state a min distance from all dwellings) have? The areas that I would be able to put the coop and run on are shady areas where grass doesn't really grow anyhow.

Or, even worse, will a suburb house sell with a chicken coop and run? I've thought about making it so that they can be disassembled and moved to our new location (when the time comes) and then amending the soil so that the yard can be reclaimed.

Ideas, hints, tips, tricks, and advice are all welcome!
 
We gave a lot of thought to this last summer when we built our coop, since we intend to sell our house next year. Our solution:

We decided to build the henhouse inside the garage. When we sell the house it will just be a storage room in the garage (we'll remove the nest boxes, linoleum floor guard, and roost, and repaint it....)

The run, off the back of the garage, was constructed so that we can easily remove the part that juts out into the yard, and remove the wire, and it will be a nice, well-built, shed roof off the back of the garage for storing lawnmowers, wheelbarrows, firewood, etc in a dry place. For sure, we'll have to re-seed the part of the lawn where the run juts out into the yard. (The area behind the garage is too shady and dry for grass to grow anyway...)
