Any reviews on this pre-fab coop?

4'x5', once you cut out the nest box space that's a 4-6 chicken coop, tops. The bottom run is nice for when the birds wake up and you can't let them out first thing or during inclement weather IF you invest a little extra to give it a dig proof skirting.

But at that price I'd just make one myself. It'd cost WAY less.

What part of the world do you live in?

Hoop coops don't cost much at all to build and are customisable as far as size and more.
A quick site search shows some pretty awesome ones.

I don't think it comes anywhere near that. The 4'x5' is the total over all dimension. I put it closer to 3'x4' given the assumption that the nest boxes are 1' deep.

I suppose if the nest boxes are that deep then it would be closer to a 3-5 chicken coop. Given that there's the area underneath it that's predator and mostly weather secure I'm happy to give it a slightly higher chicken to space rating than 4sqft per bird since the door can just be left open into the short run underneath. Might still squeeze in 6. Definitely not cozy for 9.
