Buying a home - need some advice/opinions

Ok you have a cistern for the house, but a well for the lawn.
Is the well water pottable?

Got friends who's house is on a cistern system and they really wish they had a well.
 
not sure in your area if it is an automatic thing, but title searches are important! They'll find out if there is a lein on the property for outstanding debt to someone else. You don't want to assume someone elses debt or lose the purchase because the bank won't finance you.

I'd also check for ordinances - ie - chicken restrictions!

I would also get a home inspection/insect inspection by someone YOU hire, not the property owner or realestate agent. I also like to check out homes after a major rain, you'll see where the water goes for future problems or leaks that ordinarily won't show up.


I believe if your BF designates you as a beneficiary on his house, life insurance (which you could buy in his name) pension etc... I believe you can still get it. Once one make a major purchase like a house, one should get a will.

It's certainly your choice, but I would find work, so that you can build some sence of independance for yourself. If you are working, you can put a little away for your own future, in case things don't work out for you.

This way you have some money to pay for your own place, apartment rent etc... maybe even enough for that wedding later if you choose to marry, pay for mortage if you lose him, or better still, retirement. Keep this money seperate from him, but you can list him as a beneficiary on the acct.

Don't totally quote me on this... laws may be different where you live. I believe "common law wife" is after 10 years and can give you a little more authority as well.

As far as we know the well water isn't pottable but we havent had it checked yet (will be done automaticly though). Unfortunatly there are only like 3 home inspectors in the city so we are kind of limited. It is not in any town or city, I havent asked yet about any ordinances however I'm not entierly worried based on the fact neighbors have horses, large flocks of sheep, and old chicken coops. Any major problem the inspector misses there is a good chance they will be liable for it and take care of it from their insurance, and the VA loan is pretty picky so little thinks like paint chipping on the deck will need to be fixed.

My bf, for work, is going to start being gone from 3-5 days a time leaving me home alone, there is a chance I'm going to get POA to be able to handle some of these things while he's away. First thing I got when I moved here was a job so no issue there, and I do have set aside a small savings that I cant even dip into, as well as having supported myself before moving here.

Heard today that is is very likely we will be approved for it, theres a few little things we want to look into first, such as testing the well water, looking into the outside electrical and the utilities.
 
So we made an offer on the house today, working out a few loan kinks too. Our issue right now is all whats due right now, the ernest fees, the home inspector, and the apprasial fees all due at once which is alittle tough but with the help of my tax return coming in and what I have in my special savings (which I was saving since my graduation for an emergincy or a time very needed) we should be just fine. I';m more then willing to give up all that I have, I feel that what he's giving me and already gave me is well worth it (a dream of country living since I can remember, its really hard to find anyone much better then him, those who have found the same can attest to how lucky they are too). So for now we're waiting to hear ud they accept our offer or not.
