Buying our first home! UPDATE pg 4: Starting Over

This is getting more and more real by the minute! Jamison and I did some hard thinking, and we came to some conclusions.

1: The real estate agent we have been talking to is not our friend. Not that she isn't nice. She is a lovely woman. But she is contracted with the bank to get them the highest possible price. If we want a fair shot at winnin, we need to bring our own pony, so to speak.

2: We just bought a new car not that long ago, and we are paying a mortgage on the townhouse. So our debt:income ratio is pretty high right now, and will make it somewhat difficult to get approved for another mortgage. But there is good news. Both the townhouse, and the loan on the car are in Jamison's name. If we move the car loan into my name, and apply for the new mortgage under Jamison's name, it should be much easier to qualify.

3: ^This will mean that I will be unable to go "on title" for the new house for quite a while. But, we have decided that once the car is paid off, I can save up money until I can match what Jamison has paid on the house up until that point. Then I will pay my half and go on title, paying for half of the mortgage payments from there on out. We think that sounds fair, yes?

AND! I just found out the house as a barn and not one, but TWO outbuildings!!!!!!!

C. In estate residential, residential agriculture, and agricultural districts (RE-5, RE-10, RA-20, RA-40, RA-60, RA-80, RA-160, A, AE, AP,
PA, SA-10, OS, TRE, TA and TAE), the following agricultural fencing standards shall apply within required front, side and rear setback areas when agricultural uses are fenced. Residential uses within these districts shall be subject to the limitations noted in the subsections A3 and B above:
32 (Revised December 2009) El Dorado County Zoning Ordinance
1. Agricultural fencing (open wire, chain link or similar material) shall be permitted in any setback area provided it does not exceed fourteen feet (14') in height.
2. Agricultural fences in excess of fourteen feet (14') in height shall conform to all applicable setback requirements, or shall otherwise be subject to issuance of a special use permit.

Soooooo looks like I am in the clear!

Exact same zoning as mine in Somerset (RE-5) but with more than an acre, so you won't have to go through what *I* did.

See that "stable" condition there in the zoning? That's what I was cited for, having a stable closer to the house than 30 feet, and we (me, real estate agent and broker) were expected to know that "horse" included "chickens.". That's what I won against.

We are going to be looking at it and one other property this Saturday. I am already getting jittery! Haha
 
Just do it!!!

My husband & I packed up our things, quit our jobs & moved from the city a little over 12 months ago. My hubby is in a specialised job too... so he has had to start from scratch. I'm no longer working full time and money has been tight compared to what we used live off... but we love it & wouldn't change it for the world!
