Deb we are on 10 acres right now. 18 sounds great though! We had a piece of property here that was 42 acres but it was so hilly with a couple of scary drop offs. I prefer the 10 acres of fairly level ground to the old 42 acre site. We were gonna build a house up there but DH lost his job and well, it's a familiar story these days.

I lucked out A church owned my property and was trying to turn it into a half way house for women coming out of prison and off drugs.... I bought it as is for the price of the land. Sounds scary but it is the most peaceful patch of land in the world. Not flat by any means but I have enough spots for my livestock. Horse goats Guineas and chickens and various cats and dogs.​

That's awesome!!! We just have chickens and dogs right now but I am really wanting a couple of calves and maybe even some pigs if I can talk DH into it.

I'm cross eyed. I'm hoping that if I don't find anything, that my daughter will be able to start looking for me soon too. She's having so much going on right now I want to give her till after Christmas and then get her looking asap.

Oh I hate the fog. Another thing I have to figure out as far as where I go. That's yucky stuff. Even the Bay didn't get fog, like this tully stuff we get.

California has an ag preserve that limits property to five acres in preserve areas, so most rural places have to be five acres or larger. This makes it hard to come up with houses with small acreage. I did see a place for sale just outside of Woodland. It was 25 acres with a house and a large work shop with another living space above it. It was very nice and would be ideal for raising lots of animals. I think it was in the $700,00.00 range.

West Sacramento probably has low prices, but some areas are bad. They are trying some redevelopment, so you would need to check into the neighborhoods. Woodland is close to Dixon and the Cemetery. The cost of Property is half of what Winters and Davis are. My house used to be worth $400,000.00 but is now worth $200,00.00. We are allowed to have six hens but no Roosters. Davis is the same. West Sacramento has rules based on the size of the property but allows goats. Another place to look at is Dunnigan. Dunnigan is located where I505 splits from I5. It used to be called the Winters cutoff and is the route to follow if you are heading to SF Bay area from I5 North. They are building houses there so there are probably some deals due to foreclosure and etc.

Good luck with the search! You should be able to find a place at a very good price within the area you want. This is one of the hardest hit areas in the State with lots of foreclosures.

There are some two to five acres properties with houses on 'em up here in Somerset going for around $90k to $130k, Kim. Depending upon the extent of "fixer" you can handle. They're foreclosures, but so was mine. I know I got the best deal, but my parcel IS less than an acre. I would suggest keeping an eye open for parcels an acre or larger, though.

Try ZipRealty.com for a great search tool by Zip Code, which here is 95684- that encompasses Somerset, Fairplay, and Omo Ranch. Mt. aukum is one zip code over, so you can expand your search by 10 miles and find stuff there.

Kim, good for you................. You have lotsa people out there trying to help you out. The place right down the street from me just sold for under $100 but it is just 1/2 acre & a 2 bedroom mobile/modular with a single car garage. I was thinking about it for my son since the property was a small cut off part of my grandmother's old ranch, but who need a new mortgqage at my age. It's nice having them paid off & being retired.....LOL What fun looking for just the right place. I used to love to house hunt & watch House Hunters on TV all the time. I get the fun of looking without all the work & financial worries......LOL
 
Cheryl the place is beautiful. Don't think my old bones wants to deal with the cold of living there again though. But it's just what I wish I could afford. I know I can't.

Linda I'll check those areas. Are any of them chicken friendly though? I know you've been going through so much to keep your birds. I'm not as loveable as you, so I'm sure I'd be the person someone complains about. LOL

Karen I used to love to house hunt. Now it is so much harder though. Just don't have the income, so this is like my one shot deal to see if I'll even be able to work a miracle to get something.

I made a score today. Karen I know I haven't gotten my junk out of your way. Thought maybe this week, but I haven't been out back in the daylight since thursday. I may open the back door and toos the birds something, but I've been feeding and watering like 1-3am, just because I don't want to go out there. Then I had the mess from the wind storm I didn't have the energy to deal with and was ging to finish turning the yard. Well I got back from the auction with a Sable Point Mini Rex (a friend gave her to me with her pedigree) and there was so much stuff out there. Closer I got to the back I see chickens scratching through trash bags. My nice neat pile has probably 8-10 bags riped to heck and just all over the yard. Mostly the back, but there's stuff vlose to the house, although it doesn't look like something from the trash, so other stuff spread all over. Not sure where all the plastic bags came from but after thinking about it, I think it's from my neighbors I'm upset with.

The stump that was used for shade and will be cut for roosts has almost no leaves left. Could never see anything under there becauseoif the long branches and stems that were covered with the leaves before, so now I can at least see what I need to rake out. Didn't get to use the leaves since they blew away in the wind and were replaced by other crude. So my helper today on my other score (finally getting to those) got to see all the birds amongst the debrie. What a mess. Anyway, yesterday I was driving home and almost screeched to a stop. There next to the sidewalk in a vacant lot sat 2 peach bins!!!! I couldn't budge them, so thought they were super heavy, but my helper?? Taylor got a dollie and between him, me and Dakotah got them into my driveway. I just don't have the energy to deal with more out back for now, so after I rack everything back up, I'll get back to the yard. I did grab a rake a few minutes ago and got chilled and came back in. Just not a good day for it today, so my mess will either have to wait or maybe it will go away. NOT! Anyway I have 3 times the work I have before now. Those birds have never touched those bags before. Don't know when that started, but I know it wasn't that way friday morning. Like I need more to do.

OK gotta clean tubs. I have chicks inside and I'm starting to smell barn. Long day. Court this morning which was a pain in the neck and I think I need to buy a town and open up traffic court. Modesto has a great racket going. Not to mention I passed the building twice because I thought it was a shopping center. Guess they need the revenue to build a real courthouse just for traffic. LOL Plus today I one of those "I miss Bill" days, so I think 2 Excedrine and try to get some sleep at a half decent time tonight.

Listing I saw in Omo Ranch was 2.5 acres.
