NEVER EVER EVER trust a seller without verifying information first yourself... including any liens filed against their property!This is what the people that we bought the place told us. They were upset when they put the shed in because they found out after the fact.

Would you believe my hubby bought a boat that was never registered by us. Thinking no big deal we will just pay the fee. Well, come to find out DMV isn't the only entity with vested interest and the COUNTY wants their share of some tax we never knew about being new to both the county and boat ownership.
Long story short... The county filed a lien against our HOME for a $68 fee owed on a recreational vehicle!

Anyways, simplest way to find out is by calling your county building code or ordinance people and ask them. Even the county tax assessor should be able to EASILY squash your (and my) curiosity one way or the other. I would probably start by calling the tax assessor in fact!

ETA: sellers may or may not be right. But even if it isn't about distrust, people make mistakes all the time.
